Andrew is a true saint. He was the most understanding and compassionate person I have met in a long time. Completely professional and wholly dedicated to helping people. I was not expecting the level of personal attention and dedication he presented in my case. I honestly couldn't have wished for a better guy. I got so lucky to have him on my case. With all the speedbumps and setbacks my case had, I was surprised at the level of professionalism and skill he was able put into my case. The guy is brilliant and very very savvy with Florida law. I could go on for days about how much I like this guy and what an awesome lawyer he is but I think you get the idea. I have dealt (and am still working with) other attorneys on much older cases and much more simple cases, but Spence blows them all out of the water. The guy isn't human. Thanks Andrew Never change buddy
In this case, Hurricane Irma had passed through during an eviction proceeding. At the time of the hearing, the full amounts of the August and September rent were in the court registry. However, the tenant failed to initially pay the court-ordered amounts due to the weekend and storm. The Judge granted possession for failing to pay all rents into the clerk's registry. Be Careful not to lose your legal defenses in the lease or statutes as a tenant because you failed to pay the total rents due under the contract. Under Section 83.232..." Ninter Grp. USA, Inc. v. Zenash LLC, 312 So.3d 82(Mem) (Fla. App. 2021), the court made it clear that the case law consistently holds that there is no equitable exception to the statute. If you feel you are in a position in which you are going to face litigation for failure to pay rent, don't lose your ability to defend your potential counter-claims against the Landlord to a technicality.
